Thermal imaging is a technology that allows us to show you things about your home that no one can show you using other inspection methods. Thermal imaging produces images of invisible heat energy emitted from objects and systems in the home and allows us to measure it. Thermal imaging helps to diagnose the problem rather than merely identify symptoms and can sometimes, but not always, identify and document:

  • Electrical faults before they cause a fire, overloaded and undersized circuits, circuit breakers

    Verifying radiant floor heat

    in need of immediate replacement.

  • Energy loss: missing, damaged, and/or wet insulation, heat loss and air infiltration in walls, ceilings, floors, windows and doors, broken seals in double pane windows, energy loss and efficiency,
  • Possible water intrusion: water and moisture intrusion that could lead to mold, possible pest infestation, hidden roof leaks, before they cause serious damage.
  • HVAC issues: air conditioner compressor leaks, under fastening and/or missing framing members, structural defects, dangerous flue leaks, damaged and/or malfunctioning radiant heating systems, unknown plumbing leaks, overheated equipment.

 

These color images can then be included in the inspection report providing supporting documentation to the report. A picture is worth a thousand words.

When you should consider a thermal imaging inspection?:

  • If you suspect moisture intrusion.
  • If you suspect energy loss and potential for upgraded insulation etc…
  • If you have radiant heating that may be suspect.


It typically it is not, but can be added for an upgrade fee. Your inspector may choose to use it to check certain systems in the home such as the service panel or radiant floor heat. But scanning the entire house takes time and we will need to add a fe for a full house scan.


Yes, we do offer this as a stand alone service. This service is NOT a home inspection, but we will scan the exterior and certain interior areas of the home, include the photographs and commentary in a report sent via email the same day. Typical fee for a home up under 2000 square feet starts at $550, larger homes will have an increased fee.
